Why do I need a Home Gas & Safety Check?
A duty of care is owed to tenants living in rented property
Gas Appliances
- The Gas Safety (Installation and Use Regulations) 1998 place a duty of care on Landlords to ensure that all gas fittings, appliances and flues supplied with accommodation are maintained in a safe condition.
- The regulations require that an annual safety check must be carried out by a CORGI registered gas installer and that a record of the check must be made available to the tenants
- Failure to comply with the regulations could result in fines of up to £5,000 and in some cases, imprisonment.
- An annual service alone will not be adequate for compliance with the Regulations
Electrical Equipment
- The Electrical Equipment (Safety) Regulations 1994 states that all mains electrical equipment new or second-hand supplied with accommodation must be safe.
- The Plugs and Sockets (Safety) Regulations 1994 state that Electrical appliances must be correctly fitted with an approved plug with sleeved pins
- Landlords must take all reasonable precautions to ensure electrical equipment is safe.
- It is advisable to have equipment tested, and to obtain a report detailing the equipment tested and the test results.
